Hello, I am the Architect for a small residential project in Forest Row. The project requires a Fire Engineer's report for Building Control, to support the use of either (rather than the need for both) a ground floor mist system or smoke curtain separating the ground from the first floor. Currently the council are asking for both measures, unless a report is supplied. The property is a mid 1800s brick cottage, originally 2 storey. Current works are converting the loft, the property then to be 3 storey. The ground floor is open plan, so the stairwell to front and rear doors is not a protected route. The front window to the first floor provides the emergency egress. Please see attached drawings for the proposed scheme.
