We are moving to 34 York Rd, Colwyn Bay, and would like a quote for surveying this property for us. The house underwent window replacement and new welsh slate roof within the last 20 years. We plan to make some alterations which is why we would like this level of survey. In brief: 1. Assess possibility of putting a toilet in understairs space (There is no outside access here) 2. To enlarge the kitchen we would like to see if it's possible to access the dead space where utility and kitchen join. We presume the kitchen floor here is lower than the ceiling of the undercroft boiler/store room which has led to this anomaly. The store is a small room, and with utility/ kitchen wall down, we would only need ( looking from entrance to undercroft) the back left quarter of the ceiling dropped and supported for footfall above. The rest of the store ceiling could hopefully be accommodated within kitchen base units, with standard door fronts, giving maybe half height usage. We realise the measurements here would be critical. 3. Can 2 larger Windows then replace the single utility one overlooking the garden? 4. Can bedrooms 1 and 4 at the front of the house have the dividing wall knocked down To make large 1st floor lounge? How large would any support pillars need to be. 5. Could a multifuel burner be installed in bedroom 1s chimney breast. I wonder if the flue is compromised by the gas fire in the lounge downstairs. 6. Is it possible to use the 2nd floor store room at the front of the house as shower and basin, and ideally can a toilet also be accommodated here? We plan to swap the existing spa bath for an extra toilet, so would ideally like 3rd toilet on top floor, but failing that maybe under the stairs by the kitchen.
