We currently live in a 2 bedroom period property and would like to add another bedroom and bathroom. The 'obvious' choice for this addition would be above the existing single storey kitchen and utility room, but I am fairly certain the current foundations are not suitable. The next possibiity would be to build out the back of the property although this would then mean a 2-storey extension and the relocation of a large window in the current principal bedroom. I am sure that a skilled architect will have ideas that we haven't considered. We would like an estimate of how much the architectural services would be for this and what that would include e.g. help with obtaining planning permission.
