Covert under stairs cupboard to under stairs toilet and sink. change existing small window to one that opens. change existing door to wider one. provide light and switch to include running wiring etc. provide toilet and sink with all the works that entails (plumbing etc) hot and cold water, and waste pipes. plaster board where required and plaster rest of room. paint and decorate.
