had a water leak in living room ,ceiling now has artex pattern ,the job is cut out damaged part of ceiling approx. 8ftx 4ft replace with plaster board skim over ceiling 9ftx 18ft .the ceiling will then need to be artexed broken leather pattern finally painted. this may require to separate tradesmen or three because of painting
