Build up of debris in a low gutter (can be accessed via stepping ladder) and the two associated drainage pipes. Two additional draining pipes leading from decked area need cleaning to ensure that they remain clear. I've noticed a collection of water so I suspect not. The above date is not fixed as I have availability throughout March and April but I suggest that a visit to the property needs to be undertaken before an accurate quote can be given.
