There is a damp patch on bedroom wall near window. I do not think that water is coming in from the roof as the loft is dry. I have been told some pointing up and an air brick may fix it. I have no idea if this is what is needed. The tenant says that she has the ventilation ducts open in the windows and the damp patch looks too large for there not to be a leak.
