I need a valuation for a mortgage company. The property (2 bed first floor flat) in HP2 Hemel Hempstead is used as evidence of asset for an interest only remortgage of a completely different property (ironically they do not need a valuation of the actual mortgage property !) All I need is a 'yes it is a value of £135,000' which should be a conservative estimate to give to the mortgage underwriter. I do not need any survey or report as all of that was done when I bought it some years ago.
