Closed Structural Engineers - removal of chimney breast, advise/calculations

I have an HMO in Totland Rd, Brighton BN2 3EN. I am making one of the rooms bigger, by removing our side of the chimney breast, (which is party wall) and is agreed with neighbour. The room has to be slightly bigger under new regulations. Some builders have said it needs a steel in the room, others a bracket in loft, some removal of the whole chimney, with no steel or bracket. I am seeking advice asap as to which would be appropriate and calculations if required.
