Hi There. We have a large back garden with a garage in the back garden. I'm wanting the garage pulled down and a maybe 2 storey building built if I could get planning permission, using some of my garden area also.

Looking upon the land at the side, it does make sense to utilise that land. However, I wonder if any architect can say positively that the proposed development will be accepted. The only way to find out is to apply for planning permission and take it from there. Our fee for preparing the drawings and submission to your local authority for planning permission will be £600. The council fee, I Would assume, will be in the range of £250-£500. Considering the fees, if you decide to go ahead, let us know, and we will arrange a site survey.
