  Management of a Grade II listed block of five leasehold flats. The freehold is currently owned and managed by three of the leaseholders. Duties would be to compile a list of annual repairs and seek quotes, implement and supervise the work. Annually seek quotes for Building insurance, power to communal areas, fire safety check, and ensure all is in place to any required safety standards. Collect and pursue monthly management charges from the leaseholders. Hold the money safely, ensuring an appropriate amount for emergency repairs. Prepare annual accounts and a statement of expenditure. Respond to emergency calls from the leaseholders, and carry out repairs in a timely fashion. Hold copies of the leaseholds and freehold and ensure understanding of responsibilities of all parties. Negotiate and manage any running problems, eg. provision of cleaner for communal areas, sorting of post, temporary storage of rubbish for collection, clean and tidy communal areas.Read more
