We are in the process of planning a new kitchen. We currently have a kitchen and a breakfast room, separated by a load-bearing wall with an archway. We wish to create a single larger kitchen. This project concerns the removal of the load-bearing wall, and preparation of the entire kitchen ready for installation of new units etc by Wren. We think the project includes the following: • Removal of load-bearing wall, leaving a vertical pillar to one end. • Insertion of RSJ • Creation of a complete new ceiling so that the finished ceiling is continuous, with no obvious evidence of previous wall. • This needs to take account of the fact that the ceiling in the breakfast room is currently about 3cm higher than the kitchen ceiling. • It will also necessitate removal of the upper wall units throughout, in order to plaster the whole new ceiling • Re-location of (at least) 3 double electrical sockets and re-aligning some that are badly crooked • Creation of vent to outside for new extraction chimney over hob • Fitting new ceiling lights throughout • Removal of all wall tiles and replastering as required • Fitting ceiling coving throughout • Fitting of a new window-sill • General finishing to a high standard (for example, may need new skirting boards throughout?) • May need some minor ‘tidying up’ in utility room also Timescale: needs to be completed 4 to 5 weeks in advance of kitchen installation by Wren, which is expected to be September.
