New houses and extensions for private clients are very personal projects and require a complete and clear understanding of what the client is seeking to achieve. The design brief should explore not only the physical space requirements but also the way in which clients ‘use’ their home. We consider function, form, style and detail to be vital factors that should combine to inform our proposals and we aim to achieve a bespoke, design- and function-led solution to all projects however simple or complex.

Our skills in this area range from designing contemporary garden rooms and annexes to traditional listed building refurbishments and barn conversions, from period country houses to modern, innovative dwellings.

Detailed description:

We specialise in this area of design and always seek to achieve the most from floor plan arrangements, to produce highly individual layouts while focussing also on building appearance and proportion to achieve a visually pleasing design.

First established in 1965 J.A.P Architects are a chartered partnership registered with the RIBA and the Architects’ Registration Board.

We are based at Clare, a rural village situated in Suffolk, close to the borders Essex and Cambridgeshire.

We practice as Architects and Development Consultants undertaking projects across a broad spectrum of building & urban design, town planning and rural development.

Whilst undertaking a large proportion of work in local counties, our client base extends across most of the south-east, including London, and further still with current projects in Devon and Yorkshire.

Residential Developments must be profitable and make best use of available land. They should also be sustainable and carefully designed to comply with ever-more onerous planning controls on density, servicing, visual appropriateness and affordable housing etc. At J.A.P we normally commence these projects with a detailed feasibility study based on a thorough analysis of the site and other constraints. Through this process we aim to resolve a solution that is unique to the site – in terms of layout and design – and appropriate in its wider context.

Development costs are an important factor but we believe matters such as added value and exclusivity can be equally vital. We endeavour to explore site solutions that reasonably challenge the planning authorities with a view to achieving value up to and beyond the client’s brief. This approach has worked for our clients on numerous projects ranging from pairs of semi-detached cottages and small courtyard schemes to large townhouses, contemporary apartment blocks and residential estates.
