The Estate Agent will make an inspection of your property and then consult with you on your requirements asking various questions including how quickly you need to sell and whether you intend to offer the property for sale chain free or will be wanting to buy another property during the same transaction. The Agent will then recommend an asking price and will also reveal the fee that they intend to charge upon completion of sale. After all of your chosen Estate Agents have visited, it will be decision time! The main items you that you should look at to decide which agent to choose include: The Valuation that the agent provided. Ask the agent what evidence they have of SOLD prices to back up their valuation and DON'T simply pick the one with the highest figure! Their fee. This will normally be a percentage of the sale price and is often between 1% and 3%.
How much of a rapport you struck up with the agent in question. Remember, you will be dealing with them on a regular basis throughout the sale process so this is important. Ask them if they will be providing you with a dedicated sales negotiator/manager for the full duration. Is the Estate Agent regulated and qualified through an approved body such as the RICS or the NAEA? After all, you would only let a CORGI registered gas fitter service your boiler so why on earth would you let an unqualified person sell your most valuable asset? Once you have chosen your Agent, they will ask you to sign a contract.
Most Coventry Estate Agents will ask you to sign a Sole Agency Contract and this will often have a minimum period of term, typically up to about 12 weeks. If they request more than this, ask why. Where land and property is required for the construction of public works, such as the building of a new motorway or railway line, it is normal for a Compulsory Purchase Order to be made. This gives the public body powers to compulsorily acquire the property subject to compensation being paid to the existing owners.
